Additional Property Attributes

The Former Kinston Shirt Factory site located at 501 East Caswell Street near the intersection of East Caswell Street and Dr. Martin Luther King Junior, Boulevard in Kinston, Lenoir County, North Carolina. The subject site also includes parcels located at 604 East Caswell Street, 516 East Caswell Street, 514 East Caswell Street, 512 East Caswell Street, 510 East Caswell Street, 502 East Caswell Street, 420 East Caswell Street, 416 East Caswell Street, 414 East Caswell Street, 412 � East Caswell Street, 517 Dr. Martin Luther King Jr Boulevard, and one parcel on the southwest corner of the intersection of East King Street and South Tiffany Street. Collectively, the thirteen parcels are considered the ?subject site? and comprise approximately 6.56 acres of land according to the Lenoir County Tax Administration Office. The city has entered this site into the NC Brownfields Program to help market it for development. The subject site is mostly vacant, cleared land with a portion of a small building and approximately one-half of Kinston Fire Station Number 2 located on the subject site. The fire station building, assigned an address of 514 East Caswell Street, is currently vacant. Several of the parcels are located northeast, southwest, and northwest of the intersection of Dr. Martin Luther King Jr. Boulevard and East Caswell Street, Kinston, North Carolina. Several of the Parcels are located north of the center of East Caswell Street, Kinston, North Carolina. One parcel is located on the southwest corner of the intersection of East King Street and South Tiffany Street. The subject site is located in a generally commercial and residential area and is zoned I-1 (Industrial) and RA-5 (high density residential) by the City of Kinston Planning Department. The remains of the Kinston Shirt Factory were observed on the 3.84 acre parcel located in the center of the parcel assemblage, and includes concrete slabs.

The subject site also includes 12 additional contiguous parcels. The Former Kinston Shirt factory parcel is owned by Call Kinston Home Corporation and was formerly used as a shirt manufacturing facility. The remaining parcels were primarily used as residences with the exception of one parcel which was used as a sawmill.

This will be redeveloped as the Kinston Community Health Center. The estimated capital investment for redevelopment is $25 Million dollars, the new health center will generate approximately 180 construction jobs, retain 114 existing jobs, and create 38 new jobs.
