Direct contact concerns associated with the presence of contaminated fill would ultimately be managed through redevelopment of the Site. Materials will be managed on-site to the extent practicable or taken off-site for appropriate disposal, and engineered barriers (buildings, pavement, clean soil, etc.) and institutional controls will be utilized to address direct contact concerns. Proposed soil management activities and engineered barrier placement and maintenance would be outlined and discussed in greater detail in a Materials Management Plan which was prepared and submitted to the WDNR prior to the initiation of redevelopment activities.

Additional Property Attributes

A developer is proposing to redevelop the Property into the ?Badger State Lofts,? a mixed-use facility that would include 36 one-bedroom units, 69 two-bedroom units, 10 3-bedroom units, 91 parking stalls, and a restaurant. Additional features include a parking lot, playground, leasing office, and sidewalks.

Former Use: The Site was used as a tannery from at least 1884 through 1955. In the late 1800s, the tannery buildings were located on the eastern portion of the Site. Lumber storage was present on the western portion of the Site during this time. By the early 1900s, the majority of the Site was covered with various buildings supporting the tannery process. Grease tanks, leach tanks, and coal storage were also noted. The building configuration is essentially the same as it was in the mid-1900s. Various notes observed on historic Sanborn Maps include a laboratory, machine shop, oil press room, and chrome tanning and pickling room. Seven underground storage tanks, containing either fuel oil or chemical, are registered at the Site as having been closed/removed in 1990. The tanks ranged in size from 2,000 to 20,000 gallons. In 2004, the current owner acquired the Site. In 2019, the site was sold to a redeveloper and the site is currently being redeveloped as of April 2019.
