Additional Property Attributes

The development involves the demolition of existing structures and new construction of two buildings on a large parcel of land in Grand Rapids. The development will include a total of 160 housing units (approximately 110,000 s.f.) and approximately 25,000 square feet of retail space. Surface parking will be available for the retail customers and underground parking will be provided for the residential tenants. The developer will seek LIHTCs for 130 of the 160 residential units. This area of Grand Rapids has seen extensive redevelopment and the demand for both affordable and market rate housing is very strong. The City and surrounding neighborhoods are very much in support of the project. This is a transit-oriented development with a bus stop being placed directly in front of the development on Michigan Street.

Former Use: The property consists of five parcels totaling 2.82 acres and is developed with three structures: (1) single-story industrial of 52,335 sq. ft.; (2) single-story commercial of 5,052 sq. ft.; and (3) single-story storage of 720 sq. ft. Operations consist of general manufacturing, including metal stamping, metal fabrication and welding. Proposed redevelopment is a mixed-use apartment building. Historical sources document original development for residential before 1912, all of which were demolished by 2000. The southwestern portion was redeveloped with the current commercial in 1929. Occupants included retail and/or restaurants from 1929-2000. However, a milliner was present in 1929. The central portion was redeveloped with the current industrial in 1946. Additions were constructed throughout 1950s-2000s. Two smaller structures were constructed to the east in 1963-1967, both of which were demolished by 1999. The use of these could not be determined. Occupants have included the current manufacturing operations since initial construction; however, operations included the manufacturing of casket handles and transitioned into manufacturing of electric downriggers, and finally into manufacturing of various automotive parts. According to the site representative, the historical manufacturing operations also included metal plating and painting, which was confirmed through MDEQ records. The current manufacturing operations include metal stamping and metal fabrication. The current storage garage was constructed in the northwestern portion 1960-1963 and has reportedly been utilized for cold storage. The south-central portion was redeveloped with a commercial building 1960-1963, demolished by 1994. Occupants included a bank in 1969. The occupants associated with this building from 1969 until 1994 could not be determined; however, based upon the layout and the known past uses, the tenants, if any, were likely commercial in nature and included similar operations.
