Additional Property Attributes

Former Use: The Property is located at 607-611 Shepherd Drive in the Village of Lockland, Hamilton County, Ohio (Figure 1); the tax identification number is 641-0001-0030-00. At the time of the reconnaissance, the Property consisted of approximately 5.68 acres of land developed with four structures including an approximately 38,740 square foot warehouse/flex use building, a 31,500 square foot warehouse/flex use building, a 8,640 square foot storage building, and a 2,360 square foot storage building. The remainder of the Property was developed with paved parking and landscaped areas. The surrounding area was comprised of industrial manufacturing and commercial businesses. The Property is currently owned by CFS&S, CFS Inc., KCR Real Estate, LLC, and Tenants in Common (TIC). The property is currently used by a mixed set of commercial businesses, some of which include Riverfront Brewery (brewery), Millennium Towing (vehicle towing/storage), Imec Enterprises (fitness center), Auer Kitchens (cabinet storage), A Events (furniture storage), Le Terza (coffee roasting), Allen Plumbing (plumber), Rod Tech (offices), Angelos Pizza Commissary (baking), Carbon Clad Specialty (automotive parts manufacturer), Building Concepts (offices), Rosemary�s Carpet (carpet storage), Focus Workplace Solutions (employee trainers), Los Automotive (automotive repair), and RWB Construction (offices and storage). Structures on the Property are of slab-on-grade construction with flex space interiors. Access to the Property is available from the north adjoining Shepherd Drive. From 1900-1961 the Property was developed as agricultural land. from 1962-1988 the Property was developed with two buildings identified as a large motor freight station and smaller truck repair structures. From 1991 to the time of the assessment, the Property was utilized as a flex/ multi-tenant warehouse.
