A 1,000 gallon petroleum naphtha UST located behind the dry cleaner was removed in 1997. During closure, a LUST incident was issued. Sampling collected during the removal indicated that TPH concentrations in the cavity and excavated soil were above action levels in use during that time. Benzene and toluene concentrations were below laboratory detection limits but these limits exceeded current BUSTR action levels. Cavity was backfilled with soil from the stockpile. The results of a Phase II assessment found that soils have not been impacted by VOCs at concentrations above VAP GDCS for Commercial/Industrial, Construction/Excavation activities or BUSTR Action Levels. TPHs in the UST cavity and excavated soil were above standards, TPH levels in soil samples exceeded standards, Naphthalene, 1,2,4-trimethylbenzene and vinyl chloride were above applicable standards but groundwater is not used for consumption, and tests showed that groundwater does not pose a concern for the vapor intrusion to indoor air pathway. Sub slab vapor concentrations inside cleaning facility meet acceptable accumulative risk levels for anticipated receptors and exposure pathways.

Former Use: Maple Valley Cleaners has been a family-owned business since the 1950s. Current owner plans to sell the facility to continue operation to Charisma Connecting Community, a non-profit organization that plans to train disadvantaged individuals in dry cleaning operations. In 1997, a naphtha UST was removed and it was discovered that soils were impacted; however, a cleanup was either not enforced or completed properly.
