Additional Property Attributes

The property is being redeveloped into two buildings: The Spark (an office building for American Family Insurance and an entrepreneurial hub called Starting Block Madison) and The Cosmos (a mixed-use project featuring a music venue for Frank Productions, an office tower, and ground floor retail).

Former Use: The property is made up of five tax parcels that were developed in 1908 as a lumber yard. Since 1942 the lots have been used for automobile-related business, including sales, service, and car lots. The 802 and 806 E. Main parcels were used by Madison Gas and Electric at least until 1950 for an oil warehouse, and an oil drum and coal storage building. All five lots are currently unoccupied and predominantly paved. A total of 6 known tanks have been removed and closed from the site and 3 LUST sites were closed by the DNR with residual soil and groundwater contamination.
