Additional Property Attributes

Former Use: The subject property is identified as 3701 Hatch Boulevard, Sheffield, Alabama, and consists of one parcel totaling 1.39 acres. The subject property consists of one masonry and wood building completed over several expansions and a dispenser island area both on the southern part of the subject site. Asphalt parking is located on the northern part of the site. Standard and other historical records document that the subject property was originally developed around 1960 as a Standard Oil service station and remained in that capacity under several different names until at least 1969. From 1979 to 1990, the original building was used by various retail shops. The building was expanded in 1991 and served as several restaurants until 2004. Since 2004, the site has not been occupied. The March 2015 Phase I Environmental Site Assessment leveraged by a potential buyer from another consultant revealed the following Recognized Environmental Conditions (RECs): - �Three underground petroleum storage tanks appear to have existed on the Property for 40 years. These tanks were likely emptied of fuel product and subsequently filled with an inert substance such as water, sand or concrete. The possibility of a release from the tanks to the surrounding soil and groundwater exists, either as a fuel release during their operation or petroleum-contaminated water release subsequent from their abandonment.� - �The possible presence of an in-ground vehicle lift tanks may be indicated a potential release of hydraulic fluid to the surrounding subsurface soil or groundwater.�
