A Special Warranty Deed for the property, dated 2009, includes the following passage:

"NOTICE OF HAZARDOUS WASTE/HAZARDOUS SUBSTANCE DISCLOSURE:
Pursuant to Section 512(b) of the Pennsylvania Hazardous Sites Cleanup Act, 35 Pa. Stat. Ann �6020.512(b), and Section 405 of the Solid Waste Management Act, 35 Pa. Stat. Ann �6018.405, NOTICE IS HEREBY GIVEN, without admission, that the soils and groundwater on the premises herein described may contain (or formerly contained) hazardous wastes/substances from spills and releases at the premises in connection with the delivery, storage, or dispensing of fuel and the storage of waste oil. The waste/substances are more fully described in the August 1995 Underground Storage Tank Closure Report and August 1997 Site Characterization Report that have been provided to Grantee. This notice shall have no effect on, or in any way, expand the rights and obligations of Grantor and Grantee under any agreements between Grantor or Grantee. "
