Partners Environmental noted that fill material on site should be managed as hazardous waste - if excavation occurs, further assessment and segregation may be necessary. Also, heavy hydrocarbon product at certain areas on site would need additional testing and characterization, if the product is excavated.
Due to the elevated TCE in sub-slab vapor at the property, Partners recommends that occupancy of the building by women of child bearing age be restricted unless a suitable engineering control, such as a sub-slab ventilation system, is applied. If the building were demolished, it is possible that soil underneath the building would require remediation or an engineered cover to prevent leaching into groundwater.

Additional Property Attributes

There were three recognized environmental conditions identified in connection with the property: -Former on-site automotive garage operations -Former on-site salvage yard and asphalt dipping operations -Former rail spur

Former Use: The property was occupied by the Culvert Division Plant 1 of Republic Steel Corp. by 1934. The southern portion of the property contained the asphalt dipping building, where the culverts were covered with asphalt for preservation. The property was then sold and operated as a truck salvage yard and parts sales business from 1974 to 1994. The current owner purchased and redeveloped the property with an auto salvage training center in 1994. The property continues to house the transportation facility as it has since approximately 2003. Vans and buses were maintained in the garage until 2014.
