The Nichols Partnership is under contract to purchase the property in February 2016 for the purpose of redeveloping the property. The redevelopment project will be a ground up, mixed-use consisting of approximately 141,680 SF Office space, 16,575 SF Retail, and 33,650 SF Residential. Former Use: Between approximately 1880 and 1950, the site was occupied by an iron works facility and a lumber company. Hence, heavy metals and creosote as a wood preservative could potentially be present. In addition, the surrounding area has over a 100 year history of industrial land use. Today, 1701 Platte is owned by the City and County of Denver and will be sold to the Nichols Partnership. The property is currently a surface parking lot (circa 2000) and prior to that was owned by CDOT during the original construction of I-25 in the middle 1950?s. The City purchased the various parcels that make up the current property from CDOT between approximately 1959 and 1962. The property remained vacant until approximately 2000 when the City developed the property into surface parking lot. Since the 1701 Platte Street acquisitions by the City predate environmental due diligence standards and relevant environmental regulations, and the City during it ownership has not caused or contributed to any contamination that may be present on the property, the City believes it has met the BFPP status. A separate property, 1700 Platte, is also a part of the two parcel redevelopment but is owned by a private third party whom is a development partner with Nichols Partnership and wishes to complete the necessary environmental due diligence on their own behalf. The 1700 Platte property will be a long term lease by Nichols Partnership and will be redeveloped for likely hotel use in concert with 1701 Platte. 1700 Platte will also provide a public plaza connection to the Platte River trail system. Update 3/14/2025: The UK-based company, bet360, has opened its new U.S. headquarters at One Platte, or 1701 Platte Street, and plans to hire nearly 1,000 employees.
