Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.72 acres of land developed with an approximately 65,500 square foot, multi-story YMCA gymnasium/natatorium building and a 1,450 square foot single story office building. The remainder of the Property was developed with paved parking. The Property was located in a mixed-use commercial/residential area in downtown Kokomo. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The potential for lead impact from the historic shooting range operation that was conducted in the basement of the YMCA (Sections 3.4, 5.1, 5.4.3, and 6.5). � The potential for environmental impact from the unreported and/or undetected migration of hazardous substances and/or petroleum products associated with the historical off-site gasoline station/auto repair facility to the northwest, and newspaper printing operation to the north of the Property (Sections 3.4, 5.1, 5.4.3, and 6.5).

Former Use: The Property was developed along East Walnut Street with three single-family homes and associated sheds. An alley separated the two western lots from the easternmost lot. By 1909, a fourth house was present in the northeast corner, adjoining North Market Street. The western most single-family home was replaced with an L-shaped YMCA building and the other homes remained. The portion of the YMCA that contained a swimming pool, gymnasium and running track was located on the northern portion of the east adjacent residential lot. The single-family home that adjoined the YMCA facility had been removed. The eastern most single-family homes remained. A single story building identified as a �store� adjoined the east side of the house by 1948. The address of the �store� was 216 East Walnut and it was occupied by insurance and /or real estate offices. Note: YMCA address was listed as 200 East Walnut Street in City Directories dated 1936-1957. The YMCA facility had expanded and covered the majority of the Property. The portion of the facility that had housed the swimming pool, gymnasium and running track was relabeled �Gym�. The building expansion included a natatorium that covered the alley and the majority of the easternmost lot. The �store� remained adjacent to the east side of the YMCA facility. Note: The YMCA address was listed as 200 North Union Street with 200 East Walnut Street identified as side entrance in the 1962 City Directory. In 1967, 200 East Walnut remained the side entrance address with 202 East Walnut Street listed as YMCA Cafeteria in the City Directory. From 1972 through 1987, 202 East Walnut Street was listed as the YMCA side entrance. Insurance, real estate, or law offices occupied the 216 East Walnut Street building. The single family home located in the northeast corner of the property, adjoining North Market Street was removed by 2008.
