The Saints Business Center is an ambitious effort to bring together public and private partners to facilitate the environmental cleanup and redevelopment of the former home of the Saint Paul Saints minor league baseball team. Situated in the footprint of an old state fair dump, the 190,000-square foot office warehouse is the first speculative office warehouse project to obtain Leadership in Energy and Environmental Design (LEED) Core and Shell (CS) Silver Pre-certification. Significant soil remediation and vapor management was needed to overcome the challenges posed by developing on a former dump site. Methane concentration levels in subsurface vapors were significantly greater than the lower explosive limit (LEL). Thus, an innovative Vapor Extraction System, and a double-lined sub-slab depressurization system were installed on site. In addition to the vapor mitigation system, significant amounts of contaminated soil were excavated and disposed of, but approximately 30,000 cubic yards of moderately contaminated soils mixed with debris at the site were processed on site for reuse as fill. The Saints Business Center expertly incorporates sustainable practices from remediation to construction. During redevelopment 11% of the materials used were recycled and 24% of the materials were sourced within 500 miles of the job site, significantly reducing greenhouse gas emission. The site features, a comprehensive stormwater management and treatment system that achieves 100% total suspended solids removal while replenishing the groundwater water table, lease holds for energy and water use efficiency, and has been approved for a 40-kWh solar array. The site�s redevelopment represents a new, more sustainable chapter for the former ballpark. The Midway building has three tenants: 1. River of Goods, a business that manufactures electrical equipment, including memory lamps, lights, and bulbs. They do not actually manufacture goods. They import and sell lighting of all kinds. Table/Floor Lamps, Memory Lamps, Ceiling Fans, Outdoor lighting, etc and some furniture and home d�r. 2. Tierney Brothers, a business offering interactive auto technology, large format printers, graphic and engineering supplies, and audio and visual communication services. 3. ePac, is a full-service flexible packaging provider, with pre-press, digital printing that produces true high definition graphics quality, lamination, and pouch making all performed at ePac sites across the US
