Additional Property Attributes

The 0.17-acre Site is located on the west side of Chestnut Street, approximately 80 feet south of the Chestnut Street and Monroe Street intersection in a �SONO Station Design District� zone of Norwalk, Connecticut. The Site is occupied with a single-family residence known as 5 Chestnut Street and a 2-family residence known as 1 Chestnut Street. The Site and surrounding area have been developed since the early 1880s with the present-day 5 Chestnut Street building constructed in 1880 and the 1 Chestnut Street residence constructed sometime prior to 1906. Both structures have remained residential usage through the present. Surrounding properties consist of residences to the north and east, a commercial building to the west and a recently demolished residence to the south followed by a large vacant commercial building currently undergoing renovations. Federal, state and local records were reviewed in conjunction with interviews and the environmental database report as part of the Phase I ESA. The Site was not identified on the any of the environmental databases. Based on the findings Phase I ESA, Weston & Sampson did not identified any Recognized Environmental Condition (REC) in conjunction with the Site except for the potential for off-Site impacts associated with the South Norwalk Train Station located west and potentially upgradient of the Site.

Former Use: Based on information gathered from the review of historical data sources, municipal records, and interviews conducted as part of the Phase I ESA, the Site has been developed since 1880. Norwalk Tax Assessor�s records indicate that both residences were constructed in 1880, but Weston & Sampson does not believe this information is accurate. Sanborn maps show the 5 Chestnut Street residence on the 1889 map but not the 1 Chestnut Street residence. Historic mapping first depicts the 1 Chestnut Street residence in 1906. The Site buildings remained unchanged through the present and appear to have always been utilized for residences. The 1980 tax assessor�s street cards indicate that both residences were historically heated via oil. Records on file at the Town of Norwalk Building Department indicate that a gas furnace was replaced in 2012 at 5 Chestnut Street. The various Town offices did not possess any information regarding the presence of USTs or ASTs or any other pertinent environmental information.
