Utilized as a multi-tenant commercial strip mall. Former dry cleaner operated on the site in the past

Former Use: The subject property is improved with a one-story, multi-tenant, commercial building constructed in 1971. The building is constructed of concrete block on a slab-on-grade foundation. The front fa�e of the subject building is face brick and glass. At the time of the property reconnaissance, the subject building was occupied by Scampy�s Pub (2703), Scampy�s Annex restaurant (2705), Jackson and Hewitt tax service (2707), Clip N Clean dog grooming (2709), and Burk�s Barber Shop (2711). Adjacent properties include two restaurants and Bestway Cleaners to the north; vacant Baxter Pest Control to the east; two residences to the south; and foundation pad associated with a former fast food restaurant to the west. According to aerial photographs and city directory information, the subject property and/or what is now adjacent residential property to the south appears to have been developed with one or more residences prior to 1937. By 1951, a building on the subject property located at 2705 Nichol Avenue was occupied by Guarantee Cleaners. Another building or the drive to the adjacent residences to the south (2711 Nichol Avenue) was identified as a residence. Guarantee Cleaners operated on the subject property from at least 1951 until at least 1969. In 1971, the subject property was redeveloped with the current improvements, including a multi-tenant commercial building. City directory information since 1975 did not identify environmentally-suspect tenants (such as dry cleaners, medical offices, printers or other occupants that may have utilized hazardous substances) on the subject property. Adjacent property uses included a One Hour Martinizing dry cleaner in the former Edgewood Plaza Shopping Center in 1963, a Shell gasoline station to the east from at least 1963 until at least 1979, and Bestway Cleaners to the north from at least 1963 to the present.
