Additional Property Attributes

Global Property Investments, LLC, intends to purchase the subject property. The subject property consists of 0.18 acres with a 6,421-square-foot building. The site building comprises the majority of the property. The property has operated as a retail bookstore since 1999. The property is currently owned by Kevin and Susan Demay who operate the current bookstore. The potential owner plans to lease the property back to the current owners who plan to continue their bookstore operations and add a coffee shop within the current retail building. The property historically operated as a gasoline filling station and service center identified as Louis 24-Hour Service from 1930 to 1992. In 1993 three underground storage tanks (USTs) were removed from the southeast portion of the subject site. At the time the gasoline USTs were removed a release was confirmed (release ID #C-38-93). Two hundred and forty (240) cubic yards of impacted soil was removed from the confirmed release area. Soil sampling activities were conducted by R. W. Mercer in February 1993. Soil samples were collected from the bottom and sidewalls of the tank excavation areas. The analytical results indicated that residual petroleum contamination remained on site. Based on the concentrations of contaminants detected in soil at levels that exceed one or more generic residential cleanup criteria the property meets the definition of a �facility� as defined by Part 201 of NREPA. Based on the �facility� status of the property a BEA was conducted for the site in 1999 by Technical Service Associates, Inc. (TSA). The subject property was issued Facility ID #00015482. A recent Phase I Environmental Site Assessment (ESA) of the subject property was completed on behalf of Global Property Investments, LLC on January 13, 2016 by Envirologic. The following Recognized Environmental Conditions (RECs) were identified: � The presence of VOCs in the soil at the subject property identified during a 1993 environmental investigation. The 1993 soil sampling activities identified concentrations of VOCs that exceed current residential cleanup criteria, including benzene and xylenes. The existing data is a demonstration that the site is contaminated (a �facility� as defined by Part 201 of NREPA). � The former use of a portion of the property as a maintenance garage and evidence of two former hydraulic lifts, trench drains, and a heating oil UST. These structures have not been previously assessed to determine if their use has impacted the property. Based on the �facility� status of the subject property Envirologic completed a BEA on behalf of Global Property Investments, LLC by using the 1993 analytical data.

Former Use: The subject property has been developed for commercial and/or manufacturing purposes since as early as 1886. Specifically the property was occupied by a milling machinery, broom or casket manufacturing from the late 1800s until the early 1900s. The current site building was reportedly constructed in 1910. The property was used as a filling station, carwash and automotive service center from 1930 trough 1990. The property has been developed as a book store from 1999 to the present
