Additional Property Attributes

The Property consists of approximately 1.27 acres of land developed with an approximately 16,050 square foot, single story automotive repair building. The remainder of the Property was developed with paved parking and landscaped areas. The surrounding area was primarily commercial or industrial with two residences adjoining to the south across E State Street. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � Potential impact from the chemicals associated with painting operations. � The presence of six in-ground hydraulic lifts in the body shop area of the building. � The presence of two waste fluid ASTs as well as the presence of staining and pooled oil in the secondary containment of the northern AST. � Body shop operations and waste management practices. � Historical rail spur on the Property and current presence of railroad tracks adjoining the west side of the Property. � The potential for migration of impact from off-site sources to the north, south, east, and west. These sources and activities have included an automotive scrap yard, automotive repair stations, a filling station, a bulk petroleum storage depot, an automotive parts and radio cabinet manufacturer, as well as a glass manufacturer. It is the EP�s opinion that a site investigation would be needed to evaluate whether environmental contamination is associated with the identified RECs.
