Additional Property Attributes

300,000-400,000 square feet of commercial office and retail space that will support 1,500-3,000 direct jobs having an estimated economic impact $144-288 million in annual payroll and sales tax revenues of $3.4-6.3 million. The first phase of redevelopment of this property began in September 2017.

Former Use: The Property consists of 34.85 acres of land comprised of eight tax lots. The Property is developed with a 48,000-square-foot industrial facility with shipping area and parking lot, as well as a City of Vancouver sanitary sewer pump station. The Property is zoned for light industrial use. Surrounding properties are a mix of residential, commercial, and industrial properties. Historical information indicates that the Property was first developed around 1900 with the Boss family farm, which was comprised of cattle and an orchard. There were three single-family residences, a barn, and a garage associated with this operation over time located in the eastern portion of the Property. In addition to residential use, a 1958 city directory listing indicates Evergreen Fertilizer Company occupied the Property. The Property remained largely vacant with a pond, with the exception of these structures, until 1996 when the current industrial facility, parking lots, and pump station were built. Throughout the 1990s and 2000s portions of the Property were filled and graded. Low concentrations of 1,3-butadiene were discovered in soil vapor samples, as well as a low concentration of PCE in a single soil sample. The Property owner is moving forward with further investigation at the Property and eventual entry of the Site in to the Ecology Voluntary Cleanup Program (VCP) using private funding.
