Additional Property Attributes

This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The Property has been used as a gasoline station/automobile service facility since at least 1961. Five underground storage tanks (USTs) were registered at the Property. Four USTs currently remain (formerly containing gasoline and diesel). A fifth UST (formerly containing waste oil) was removed by the current owner. Sampling of soil and/or groundwater was not conducted as part of the removal. At least one former in ground hydraulic lift was noted at the Property in the northern service bay. A drain was reportedly located in the southern bay. Several totes and 55-gallon drums were observed on the western portion of the Property. According to the owner of the Property the containers were used for storage of waste oil after removal of the UST. The drain reportedly discharges to the municipal sewer system. The past use of the Property and presence of USTs, lifts and drains and the exterior storage of waste oil in drums and totes at the Property represents a potential vapor encroachment concern and REC. � A dry cleaner was identified west of the Property at 408 North Columbia Street from 1959 to 1987. Based on presumed groundwater gradient, the drycleaner is located in an apparent upgradient location and; therefore, represents a potential vapor encroachment concern and REC to the Property.

Former Use: At the time of the reconnaissance, the Property consisted of approximately 0.3 acres of land developed with an approximately 1,288 square foot former gasoline station. The remainder of the Property was developed with paved parking and a fenced in, vegetation covered storage area to the west of the building. The surrounding area consists of residential, commercial and vacant industrial properties. 1898-1946 The Property is developed with two residential dwellings and associated outbuildings. A third dwelling was constructed on the northwest portion of the Property in 1906. 1961-2015 The Property is depicted with a filling station. The building is located in the same location as the current improvements.
