Additional Property Attributes

Low concentrations of gasoline-range hydrocarbons have been detected in groundwater at the property. The source of the hydrocarbons is the adjacent ARCO AM/PM gas station. The Oregon DEQ is actively monitoring the gas station property and is overseeing operation of a treatment system on the gas station property. Petroleum constituents in groundwater on this property do not exceed current DEQ risk-based concentrations for inhalation of outdoor air or vapor intrusion.

Former Use: Historical documents indicate that the Property was occupied by orchards and residential development by 1936 until the 1970s when the Property was cleared and redeveloped for commercial use. Orchards may be considered intensive agricultural activities; however, no historical records or information indicates that large-scale pesticide mixing or storage for the orchard was conducted on the Property. The current Property owner, Willamette Education Service District, purchased the Property in February 2015. The Property was occupied by law offices, a church, and a mosque at the time of the Phase I ESA reconnaissance on February 18, 2016.
