Additional Property Attributes

The Subject Property is divided into three parts; the property is divided east and west by a railroad bridge and the Indiana Toll Road right of way (ROW) and the eastern part is further divided north to south by Knights of Columbus Drive. The site is bordered on the north and east by either the Grand Calumet River or wetlands (Roxanna Marsh) that extend north to the river. The Subject Property is bordered on the south by Knights of Columbus Drive ROW with residences further to the south and on the west by White Oak Avenue with residences beyond. The property is very close to the East Chicago South Shore Commuter Train and nearby planned Transit Oriented Development as well as completed Great Lakes Legacy Act Sediment Remediation Project at Roxana Marsh.

Former Use: Review of available historical resources and information indicates that the Subject Property has been largely vacant and undeveloped since at least 1930. The property was divided by the construction of the Illinois Tollway in the late 1950s. The adjacent residential properties to the south were constructed sometime between 1938 and 1951. A pump house has been present on the Subject Property since the 1970s and the western portion of the Subject Property appears to have been used as a park since prior to 1983. Dredging activities have been conducted as part of recent U.S. EPA cleanup of the Calumet River and Roxana Marsh, with an access road to Roxana Marsh evident in 2012 on the portion of the Subject Property east of the Tollway and north of Roxanna Drive.
