Additional Property Attributes

Review of all available historical resources and information indicates that the Subject Property was initially undeveloped in 1898. However, in 1898, a gas holder utilized by Indiana Natural Gas and Oil Company Works was located on the immediately west adjoining property. A portion of the gas holder has the potential to have been located on the western portion of the Subject Property. By 1915, a railroad track, two residential dwellings, and a freight depot occupied by Hastings Express Company were located on the Subject Property until at least 1930. By 1950, only one residential dwelling was located on the Subject Property and the freight depot was replaced by a Coal and Wood Yard. The usage of the majority of the Subject Property as an automobile parking lot as observed during the site reconnaissance becomes apparent by 1959. The Subject Property was also noted as having street address records associated with the Preferred Heating/Oil Company in 1970 and Tri Union Express in 1975 at the location of the Coal and Wood Yard. The buildings associated with the Coal and Wood Yard is no longer located on the Subject Property by 1983. A building was developed near the southeastern corner of the Subject Property by 1992 and was occupied by an automobile repair center and used car dealership until at least 2008. The building on the southeastern portion of the Subject Property was demolished in 2008. In addition,as discussed in Section 6.1, fill dirt was reportedly brought onto the Subject Property sometime before 1970. The north adjoining property was developed with a pipe fitting manufacturing plant from at least 1938 until at least 1973. The east adjoining property has been developed for industrial usage including electro-galvanizing operations, warehousing, foundry operations for large production casting, and other industrial usages since 1917.
