Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 14 acres of land developed with an approximately 175,000 square-foot, industrial building (main building) and an approximately 20,000 square-foot industrial building (north building). The remainder of the Property was developed with asphalt and gravel parking areas and grass-covered land. The surrounding area to the south and west was industrial and the surrounding area to the north and east was residential. This Phase I ESA report is comprised of the following elements: 1) property description, 2) User-provided information, 3) records review, 4) site reconnaissance, 5) interviews, 6) findings, opinions, and conclusions. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: ? The Transflo Terminal site, located south of the Property beyond 145th Street, is used to transfer bulk materials from railcars to trucks. Hazardous wastes including corrosives, reactive wastes, metals, used chlorinated and non-chlorinated solvents and other ignitable wastes have been generated at the site since at least 1997. Based on distance and presumed groundwater gradient, the potential exists for the migration of contaminated groundwater onto the Property which represents a vapor encroachment condition. Therefore, the adjacent Transflo site represents a REC. ? The Property has been utilized as an industrial/manufacturing facility since at least 1915. The potential exists for unreported and/or undetected releases of hazardous substances associated with the historical manufacturing/fabrications operations, including the use of multiple rail spurs, on the Property. The past use of the property for industrial purposes is a REC. ? Manufacturing/industrial operations were located between 1,000 feet to 1 mile to the north, east, and southwest of the Property from at least the 1950s through the 2000s. The potential for migration of contamination onto the Property from these nearby, large-scale industrial operations represents a REC. ? We observed a trailer located north of the northwest corner of the main building containing multiple 55-gallon drums. Access to the trailer was not provided. The trailer of drums with unknown contents represents a REC. ? According to site contacts, several underground storage tanks (USTs) were formerly utilized at the Property. Reportedly, some of the USTs have been removed; however, it is unknown when this occurred and which USTs were removed. Two former UST areas were located along the western Property boundary, west of the main building. The third area is located east of the main building near Homerlee Avenue. Evidence of the USTs was not noted in the two areas on the western portion of the Property; however, a vault and piping were observed in the eastern area. The former presence of USTs at the Property represents a REC. ? A large transformer was observed near the powerhouse on the southwest corner of the main building. Black staining was noted on the ground beneath the transformer. A previous investigation noted polychlorinated biphenyls (PCBs) were found in soil in the area of the transformer. Access to the associated power house was not provided. The presence of impacted soil in the area of the transformer and potential PCB containing equipment in the power house represents a REC. ? Multiple metal covers indicative of pits were noted throughout the southern half of the Property. One of the covers was able to be opened. A concrete vault containing an apparently solid, orange substance was observed. The presence of subgrade pits with unknown contents at the Property represents a REC. ? Drains were noted in various locations throughout the main building. Staining and spillage was noted throughout. We noted typical maintenance and cleaning chemicals in retail sized containers as well as drums and storage tanks containing waste automotive fluids. The tanks and drums
