Additional Property Attributes

The subject site is located in a generally commercial and residential area in Kinston and is zoned I-1 (Industrial Business District) by the City of Kinston Planning Department. The subject site is comprised of one parcel, located in a FEMA 100-year Flood Zone, which totals approximately 13.88 acres (/-) of land according to the Lenoir County Tax Administration (Tax Office). At the time of site inspection, the subject site was developed with two buildings associated with the former City Water Works Pumping Station and Electric Light Plant (power plant) which operated in the northern portion of the subject site. The former power plant building was sold to a group for $500 and has been redeveloped as a vodka distillery.

Former Use: The subject site is located in a generally commercial and residential area in Kinston and is zoned I-1 (Industrial Business District) by the City of Kinston Planning Department. The subject site totals approximately 13.88 acres (/-) of land according to the Lenoir County Tax Administration (Tax Office). At the time of site inspection, the subject site was developed with two buildings associated with the former City Water Works Pumping Station and Electric Light Plant (power plant) which operated in the northern portion of the subject site. According to aerial photographs and Sanborn� fire insurance maps the site has been occupied by structures associated with the power plant since at least 1919. Review of previous environmental assessment reports indicate that the subject site was used as agricultural land prior to the purchase of the subject site by the City of Kinston in 1904. The City of Kinston still owns the property. Currently, the subject site contains two deep groundwater supply wells and a one million gallon reservoir which helps supply the City of Kinston with drinking water during times of elevated demand. At the time of inspection the majority of the old power plant was vacant; however, the eastern portion was occupied by the city�s Public Services Department and used for storage of equipment and as a pump room for the water reservoir. Although electricity is no longer generated at the subject site, an electrical substation on the western portion is used as the City of Kinston�s power delivery infrastructure. The exterior portions of the site are also being used by the Public Services Department for storage.
