Additional Property Attributes

The subject property consists of one 2.5-acre parcel identified as 75-016-345-014-00. The property is addressed 69369 S. Kalamazoo St. in White Pigeon Township and is developed with a two-story residential building and a single-story service shop.During the 50-year period of time which tractor and/or truck and trailer repair services have been conducted at the subject property the following features have been present at the site: � A subsurface waste oil pit located adjacent to the southeast portion of the service garage � Stained concrete and gravel observed in an area of debris located on the south side of the service garage � A trench drain observed in the concrete floor of the service area and the use of a septic system at the property � A pipe feature protruding from the ground along the northwest portion of the building�s exterior. The use of this pipe is unknown. Based on the historic use of the subject property in conjunction with the features listed above there was a potential for automotive fluids to be released and/or spilled into the subsurface. Envirologic conducted a limited Phase II ESA at the subject site to assess the condition of the property in association with the REC described above on March 17, 2016. Laboratory analytical results do not indicate any releases or significant spills have occurred at the property resulting in the presence of contaminants of concern above generic residential cleanup criteria. No further assessment is warranted at this time.

Former Use: The subject property consists of one 2.5-acre parcel identified as 75-016-345-014-00. The property is addressed 69369 S. Kalamazoo St. in White Pigeon Township and is developed with a two-story residential building and a single-story service shop/garage. The house located in the northwest portion of the property is currently occupied by residential tenants and the service shop/garage building is currently occupied by Justa-Truckin/Total Transportation Systems (TTS). TTS is a trucking company that conducts truck and trailer repair and automotive services at the site. Historically the subject property was used as agricultural farmland prior to 1960. Since 1960 the subject property has been developed with the current residence and service shop buildings. The Westphal family acquired the subject property in 1960. From 1960 to 1986 the Westphal family operated a tractor service and repair company at the site. In the late 1980s the current owners of the subject property, Fletcher and Sonja West, purchased the property. Fletcher and Sonja West have operated a trucking company and a trailer/truck automotive repair business at the site since that time.
