Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.7 acres of land developed with an approximately 43,489 square foot former cigar factory. The remainder of the Property was developed with paved parking. The surrounding area consists of residential and commercial properties. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The Property consists of a former cigar factory and has been utilized for industrial purposes since at least 1906. The building consists of four floors and a basement and is located on the central portion of the Property. The interior of the building consisted of offices, manufacturing spaces, storage areas, a shop and a penthouse. A mechanical elevator is located in the space. Operations at the Property have ceased and equipment was being removed from the Property. The past use of the Property for industrial purposes represents a REC. � The property located adjacent to the west of the Property (452 North Main Street) is a former gasoline station. The underground storage tanks (USTs) were installed in 1979 and 1980 and are reported as currently in use. No other information regarding the USTs was listed. According to the information in the Indiana Department of Environmental Management (IDEM) Virtual File Cabinet (VFC), a subsurface investigation and removal of the USTs is scheduled to occur in the spring of 2016. Based on current regulatory status and information contained in the files, the adjacent site represents a REC.

Former Use: 1898 � 1912 The Property was developed with two residential dwellings and associated outbuildings. By 1906, one of the dwellings was converted to a paint shop. By 1912, the paint shop building was demolished and a residential dwelling with outbuilding was built on the northern portion of the Property. 1927 � 2014 The Property was depicted with a building labeled �N.N. Smith Cigar Factory� in 1927 and as �National Cigar Company� by 1946. The northern dwelling and outbuilding located on the Property was present through approximately 1963; Mrs. Ada Spray was listed as the resident through that time. The date of demolition of the dwelling and outbuilding is not known, but was completed by 1998, per aerial photographs. By 1961, additions to the cigar factory building were present; the factory was depicted as it was at the time of reconnaissance. The Property continued to operate as the National Cigar Company through 2013; however, in 2008, the Property was listed as �Broadleaf Cigars.�
