1,3-butadiene was detected in exceedance of MTCA Method B Sub-Slab Soil Gas Screening Levels in one soil vapor sample collected at the West Site. This data suggests a potential risk to human health via the vapor intrusion into buildings pathway. Further evaluation is necessary to determine whether or not this screening level exceedance presents an actual risk to human health. This potential risk could be mitigated through the installation of vapor mitigation systems beneath newly constructed buildings. The source of the 1,3�butadiene remains unknown.

Additional Property Attributes

Soil and soil vapor samples were collected from the West Site to evaluate the potential for human health risk from historical operations on and in the vicinity of the site. No soil sample concentrations detected on the West Site exceeded MTCA Method A CULs for soil.

Former Use: Historical documents indicate that the Property was developed with single-family residences by 1890 and remained in residential use until approximately 1907 when commercial development began. Records show that historical Property uses included offices and commercial development, including an automotive repair shop in the early 1990s. Since approximately 2000, a warehouse in the western area of the Property has been the only building on the Property. The eastern area of the Property has been a paved parking lot since the late 2000s. The City of Vancouver acquired the Property through bankruptcy in 2010.
