Additional Property Attributes

Based on the information provided the operations at the site included long term maintenance operations and the storage of petroleum products (Used oil, diesel fuel, gasoline) in above ground storage tanks and drums. A septic tank is located in the northeast portion of the property with no evidence of release. There is a drinking water well in the east central portion of the site which is used. During site reconnaissance, multiple areas of stained concrete on the concrete foundation of the former maintenance facility, constituting of approximately 80% of the concrete pad, were observed to be stained. The staining is a result of general operations and from a release of used oil and diesel fuel during the building fire in 2014. Approximately 40 gallons of used oil and 100 gallons of diesel fuel were released from fuel tanks and drums at the time of the building fire. In addition, multiple areas of stained soil were observed south and west of the concrete pad. It appeared that the potential petroleum products released at the former maintenance shop ran from the concrete pad towards the west to the western portion of the site. The observed stained soil and pavement is considered to be a petroleum REC. A subsurface investigation is recommended to evaluate the impacts of these releases from former operations. Thus whether cleanup will be required is unknown and until the remedy is selected it is unknown whether IC's and EC's will be required.

Former Use: The site is approximately two acres of land located 1/4 mile east of Hwy 65 and Hwy 7 in Warsaw, Benton County, Missouri. According to the Benton County Appraisers Website, the site address is 21031 Highway 7. The site was constructed in 1963. Benton County took ownership of the site in the 1970's and operated it as a maintenance facility for tractors, vehicles, and equipment. Approximately 40 gallons of used oil and 100 gallons of diesel fuel were released from fuel tanks and drums at the time of the building fire in 2014 when the structure burned down. What remains is the concrete foundation of the maintenance facility and the site was unoccupied at the time of the site reconnaissance. The remainder of the site is gravel and weed-covered land.
