Partners Environmental noted in the Phase II Assessment that due to the elevated levels of TCE in sub-slap vapor at the property, occupancy of the building by women of child bearing age should be restricted unless an engineering control, such as a sub-slab ventilation system, is applied. Total clean-up of the property is estimated by Partners Environmental at over $2 Million.

Additional Property Attributes

1038 Belden Ave. NE is a 45.15 acre commercial property that stretches over six parcels in the city of Canton. (Parcel numbers are 243369, 243372, 243373, 244230, 244231, and 244233.) The property is located between the East Branch of the Nimishillen Creek and a railroad right-of-way. Previously known as Republic Storage and owned by Republic Storage Systems LLC, the property was most recently utilized to manufacture steel lockers and containers. The main manufacturing building is comprised of over 50 interconnecting structures totaling over one million square feet in size. There is also a wastewater treatment plant on the property, a boiler house, a power house, a hazardous waste storage area, an electrical substation, and a transformer station. This site is adjacent to other brownfield sites targeted by the City of Canton and its Community Improvement Corporation. These adjacent properties have recently, or are currently, undergoing assessments through Jobs Ohio or Clean Ohio funds, including Ohio Cast Products, Weber Dental and Association for Urban Training Opportunities.

Former Use: The property was first developed prior to 1897 by the Berger Manufacturing Company as a steel production facility. The facility expanded into its current capacity by the 1930s, and began to be operated by the Republic Steel Corporation in the 1940s. Operations after the 1960s transitioned from steel production to steel fabrication, and the facility began to be operated by Republic Storage Systems LLC in the 2000s. Most recently the facility manufactured steel lockers and other storage containers from flat steel coils to finished product. The main manufacturing building is comprised of over 50 interconnecting structures totaling over one million square feet in size. There is also a wastewater treatment plant on the property, a boiler house, a power house, a hazardous waste storage area, an electrical substation, and a transformer station. Republic Steel was a cornerstone company in the City of Canton during the height of this areas manufacturing past. The economic cost to the community from the loss of first Republic Steel, and then Republic Storage, is incalculable. The final 300 employees of Republic Storage were laid off in April of 2015, with no advance notice.
