Additional Property Attributes

The property is located in a commercial/residential area next to the Cuyahoga River Gorge. A single building on the property is vacant with the exception of some material storage from the current owner. The Cuyahoga River is approx. 100 yards east of the property. A developer has plans to redevelop the property first as a parking lot for an adjacent commercial/residential district, and later to construct a mixed-use building (possibly residential) on the property. Results of the limited Phase II investigation found arsenic above applicable standards, but amounts were consistent with background levels. The investigation results led to the conclusion that since the property will temporarily be used for parking, no further investigation is required. However, prior to redevelopment, additional soil sampling should take place to address the following findings, especially if the end use will involve residential units. Soil and groundwater samples in the area of the former gasoline station in the southwestern portion of the property did not show the presence of contaminants above action levels. However, soil gas samples upgradient from the gas station and in the northeastern corner of the property in the area of the former dry cleaner indicate petroleum chemicals of concern which exceed the VAP Indoor Air Single Chemical Standard due to Vapor Intrusion for Residential Land Use. Chemicals detected in exceedance of this VAP standard include: Benzene, Ethylbenzene,1,2,4-Trimethylbenzene and Naphthalene. The investigation concluded that the source of these chemicals could be attributed to the NAPA Auto Parts store, located directly to the north of the property, or to an off-site source, since this property is located near multiple brownfields. An evaluation of soil gas contamination was recommended prior to use of the property for human occupancy.

Former Use: The property historically was developed as a dry cleaner, gas station, machine shop and light manufacturing shop. Most recently, it served as the location of a roto mold injection processing shop until operations ceased in 2015.
