Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 5 acres of land developed with an approximately 45,000 square foot industrial building and an approximately 4,000 square foot Quonset hut. The remainder of the Property was developed with paved parking and landscaped areas. The Property was located in mixed-use industrial, residential and agricultural area. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � Historical use of the Property as a manufacturing facility. In our opinion, the potential for environmental impact from unreported and/or undetected releases of hazardous substances related to the historical manufacturing operations represents a REC in connection with the Property (Sections 3.3, 5.4.2, and 7.1). � The potential for migration of impact from off-site sources to the north, south, and west. These sources and activities have included manufacturing and bulk petroleum storage (Sections 5.1 and 8.0). � Staining was observed beneath the air compressors adjoining the wastewater treatment area which represents a REC (Section 6.4.3). � Spilled paint was observed on the floor beneath the paint line which represents a REC (Section 6.4.7). � The fill material from an unknown source is a REC (Section 6.3.6).

Former Use: 1947-1960 The Property was developed as agricultural land. 1974-1988 The Property was developed with one building. 1989 The Property was occupied by MWA Company. 1999-2000 The Property was occupied by AMTEK (auto seat s). 2005 An addition was constructed on the south side of the building. 2006 An addition was constructed on the north side of the building. 2008-2013 The Property was occupied by New Castle E Coating Plus, LLC.
