Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.428-acres of land developed with an approximately 3,900 square-foot, single-story building. The building contained two garage bays in the southwestern portion. The remainder of the Property was developed with paved parking and a grassy area in the northern portion. Residential homes were present to the north and northeast and a residential multi-family structure was present to the west. Commercial properties were present to the east, southeast, south, and southwest. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The presence of a UST system, including identified release to the subsurface, at the Property (Sections 3.6, 5.1, 5.3.2, 5.4.2, and 6.1). � The presence of an oil/water separator and in-ground lift at the Property (Sections 5.4, 5.4.4, and 6.1). � The historic use of the Property as a filling station and historic and current use for automotive and repair (Sections 4.4.2 and 6.1). � The historic and current use of surrounding properties, including former filling stations to the east, southeast, and south, and a current motorcycle shop to the south (Sections 4.1, 4.4.3, 5.1, and 5.5).

Former Use: The Property was developed as residential until 1953. By 1957, a filling station and automobile sales and services occupied the Property. The use of the Property after 1962 to 1992 and after 1992 to 2003 is unknown. The Property was occupied by automobile repair and towing services from 2003 to 2008 and from 2013 to the time of the site reconnaissance.
