Additional Property Attributes

The subject property consists of three parcels of land totaling 0.5 acre. The site is located on the northeast side of Klinger Lake in White Pigeon Township, Michigan. The eastern portion of the site is developed with a 1,800-square-foot single-story building. The property was most recently utilized as a restaurant identified as Minnie Tucker Restaurant. The property has been unoccupied since 2010. KLG&B, LLC plans to purchase the property and convert the former restaurant into the Klinger Lake Brew and Grill. These plans include expanding the restaurant and utilizing the two vacant lots on the west side of Hill Street for parking purposes. The subject property has been vacant for approximately 10 years since the property was occupied by Minnie Tucker Restaurant. Prior to the Minnie Tucker Restaurant the subject property had been occupied by various tavern/restaurant businesses. According to historic sources the site was first developed with Clyde Pitzer�s Mound Springs, a general store developed in the 1930s. Based upon the lack of knowledge associated with the historic utilities used to heat the original building constructed at the subject property in the 1930s, Envirologic recommended that a Ground Penetrating Radar (GPR) Survey be conducted at the site. This survey was recommended in order to investigate the potential for the presence of any remaining historic utilities or evidence of the former presence of historic utilities such as fuel oil tanks that could have been previously utilized.
