Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 2.3 acres of land developed with an approximately 9,600 square foot industrial building. The building had been operated as Hoosier Steel until 2011 and Hy-Flex Corporation until 2013 and is now currently idle. The remainder of the Property was developed with asphalt or gravel paved areas, and landscaped areas. East Dublin Pike was adjacent to the north and east with residential and agricultural land located further north and east. Troy Avenue adjoined the Property to the west and industrial properties were adjacent to the south, and west across Troy Avenue. The Property was located in mixed-use industrial, residential and agricultural area. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: � The historic manufacturing operations of the south adjoining Former Emery Forwarding site (Section 4.1).

Former Use: 1940-1992 The Property was developed as agricultural land. The ground surface appears to be disturbed in the 1988 aerial photograph. 1996-2010 The Property was developed with one building listed as Hoosier Steel Inc. 2011-2013 The Property was listed as Hy-Flex Corporation (pumps and pumping equipment). 2014-2016 The Property was listed as Hy-Flex Realty, LLC.
