Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 2.5 acres of land developed with an approximately 26,600 square foot industrial building. The building that had been operated as Emery Forwarding until 2008 and Hy-Flex Corporation until 2013 is currently idle. The remainder of the Property was developed with paved parking and landscaped areas. Troy Avenue adjoined the Property to the west and 1700 Troy Avenue (Former Hoosier Steel) was adjacent to the north. Commercial/industrial properties were adjacent to the north, south, and west. Agricultural land adjoined the Property to the east. The Property was located in mixed-use commercial/industrial, residential and agricultural area.

Former Use: 1940-1960 The Property was developed as agricultural land. 1976-1992 The Property was developed with one building and listed as �vacant�. 1997-2007 A larger addition appeared to the west of the existing building along with a larger parking area. The Property was listed as �Emery Worldwide�. 2008-2013 The Property was listed as �Hy-Flex Corporation�. 2014-2016 The Property was listed as �Hy-Flex Realty, LLC�.
