At the time of the reconnaissance, the Property consisted of approximately 2.5 acres of land developed with an approximately 26,600 square foot industrial building. The building that had been operated as Emery Forwarding until 2008 and Hy-Flex Corporation until 2013 is currently idle. The remainder of the Property was developed with paved parking and landscaped areas. Troy Avenue adjoined the Property to the west and 1700 Troy Avenue (Former Hoosier Steel) was adjacent to the north. Commercial/industrial properties were adjacent to the north, south, and west.
