Additional Property Attributes

The subject property consists of a 0.29-acre parcel situated on the south side of W. Prutzman Street between West Street and N. Main Street. The parcel is developed with an approximately 6,000-square-foot, single-story building formerly utilized for printing operations. According to historic sources, the subject property was originally developed between 1884 and 1888 as a stable associated with a residential dwelling. In the 1909 Sanborn fire insurance map, the stable is dismantled, presumably to prepare for the addition that can be identified in the 1916 Sanborn map. The property was used as a printing office since its initial development with an addition that came between 1916 and 1927. The subject property is currently vacant, with the printing operation being the most recent tenant. The Southern Michigan Bank & Trust acquired the property through bankruptcy. We have performed a Phase I Environmental Site Assessment in conformance with the scope and limitations of ASTM Practice E 1527-13 of112 W. Prutzman St., Three Rivers, Michigan, the property. Any exceptions to, or deletions from, this practice are described in the Limitations section of this report. This assessment has revealed no evidence of Recognized Environmental Conditions (RECs) in connection with the property. No further assessment of the subject property is warranted at this time.
