Additional Property Attributes

The subject property consists of one 0.2-acre parcel of land situated on the southeast corner of E. Laketon Avenue and Manz Street. The property is currently developed with a 416-square-foot single-story commercial building. According to historic sources, the subject property was developed for residential purposes from at least the early 1930s to 1970. The subject property was later occupied by an ice cream shop from 1986 through 2000. In 2014 the current owner, Sheree Russell, purchased the property and has utilized the site as a food retail store identified as Marie?s Snack Shop since that time. The areas surrounding the site consist of public roadways, churches, and commercial/residential development. We have performed a Phase I Environmental Site Assessment in conformance with the scope and limitations of ASTM Practice E 1527-13 of the Marie?s Snack Shop property addressed 459 E. Laketon Ave., Muskegon, Michigan, the property.This assessment has revealed no evidence of Recognized Environmental Conditions (RECs) in connection with the property. No further assessment of the subject property is warranted at this time. Former Use: The subject property consists of one 0.2-acre parcel of land situated on the southeast corner of E.
