Additional Property Attributes

The Property building is described as a 32,769 square-foot three-story office building, most well known as McAuley Hospital, built in 1926. The Property underwent some repair work in the mid-2000s, but has been vacant for approximately 20 years. � During the site reconnaissance, evidence of a possible underground storage tank (UST) was discovered. This consisted of a diesel-fired boiler with piping into the floor, as well as a depression in the front lawn that may be the result of a UST collapsing in place or having been removed and the soil used as backfill subsequently compacted. The potential for a petroleum release from an abandoned UST on the Property is a vapor encroachment condition (VEC) and REC for the Property. . In order to collect samples beneath what turned out to be a 1,775-gallon UST, it was removed. Prior to its removal, product was removed from the UST. Inspection of the UST revealed no damage. Soil samples were collected from the base and sidewalls of the excavation in accordance with DEQ guidelines. Based upon the results of soil sample testing, closure of the UST was certified by Arcadia Environmental, a heating oil tank service provider. In a letter dated July 31, 2018, the DEQ indicated in had registered Arcadia�s report and certifications, and that it has closed its file on the project. The Property will be utilized as a parking lot for associated housing for Oregon Health Sciences University (OHSU) student housing as part of the Campus for Rural Health program. Demolition of the Property building had been completed, and parking lot constructions was underway.

Former Use: The McAuley Hospital property had a dwelling present on its eastern border by 1907. In 1926, the hospital was constructed as two separate structures consisting of the hospital itself and a separate facility for boarding horses and a heat plant. In 1959 the two structures were joined by an addition in the center and the horse boarding area became nurses' quarters. The property was no longer used as a hospital sometime in the 1970s, and by 1995 it was in use as the Ken Keyes Center. The Property has been vacant for over twenty years.
