Soil and groundwater concentrations were identified beneath the subject building and in the northern portion of the subject property above the Nonresidential Vapor Intrusion Screening Levels (VISLs). In the event concentrations of the contaminants of concern (i.e. those associated with soil, groundwater, and/or soil gas results) are identified above the applicable indoor air screening levels in any of the quarterly sampling events, evaluation and implementation of mitigation measures will be completed. Additional Property Attributes

Douglas Stamping is a manufacturer and distributor of shims, spacers, washers, assembly components, laser cut and stamped components in short run to production volume. They are bringing operations to Madison Heights and will renovate the building to suit the business needs. Renovations include interior/exterior painting, flooring improvements/furnishings, upgrading of electrical as well as fire suppression

Former Use: Standard and historical sources documented that the southern subject property parcel (25531 Dequindre Road) was used for agricultural purposes from at least 1937 until between 1949 and 1952, and consisted of vacant land until construction of the southern and western portions of the current building in 1954. Additions were constructed to the subject building in 1959, 1962, and 1982. Additionally, portions of the northern and western unpaved exterior areas were used for storage between the 1960s and 1980s. The subject property was occupied by various manufacturing, machining, metal fabrication, welding, and light industrial operations from at least 1957 until 1998, by New Echelon, Inc. for printing operations from at least 1987 until at least 2009, various other printing and/or graphics companies from at least 2009 until at least 2013, and has been occupied by Stuart Mechanical since approximately 2011. The northern subject property parcel (25619 Dequindre Road) was used for agricultural purposes from at least 1937 until between 1949 and 1952, and consisted of vacant land until an unpaved parking area was developed between 1956 and 1963. The parcel was used for unpaved exterior storage associated with the north adjoining property from at least 1974 until at least 1980, and was developed with the current paved parking lot between 1980 and 1985.
