Additional Property Attributes

The former Northern Tire/Sweetheart Bakery property is located at 6 2nd Street in downtown Havre, MT. The property includes a paved parking area and a large commercial warehouse. The acreage is 90 feet wide by 140 feet deep for a total of 12,600 square feet. The building was originally constructed in 1949 and remodeled in 1984 and is zoned for commercial use. In 1988, three gasoline underground storage tanks and one diesel tank were removed from the site. At the time of tank removal, soil samples were not taken. Later investigation determined that a petroleum release had occurred from the UST system. Since 2006, groundwater monitoring and sampling has occurred routinely at the site and in the area. In 2014 and 2015, additional sampling and vapor intrusion testing was completed. In November of 2015 an RAA was developed, and in April of 2016 a Corrective Action Plan was approved by DEQ. Cleanup activities began in August of 2016.

Former Use: The building was originally constructed in 1949 when the property was used as a tire and lube shop, the former Northern Tire Buff �n� Shine. The building was remodeled in 1984 and is zoned for commercial use. Most recently, the property was operated as the Sweetheart Bakery, a business that sold discount baked goods. In September of 2013, the property was purchased by Stuart McIntosh of Northern Tire Bldg, LLC from the Leonard Motari Revocable Trust. Little else is known about the history of the site except that it had a reported petroleum release in 1998 and was never cleaned up until 2016. The current owner plans to sell the property to an organization or business that will reuse it for commercial and economic purposes.
