Additional Property Attributes

The findings of the Phase I Environmental Site Assessment (ESA) indicated that the subject property was the former site of a limestone quarry. The large limestone cave was later utilized as an industrial park with unknown uses. On the day of the site reconnaissance, the cave was flooded with water and not accessible. It is unknown if there are any hazardous materials in storage inside the cave, or if the cave might serve as a conduit for off-site contaminant migration. The consultant indicated that subterranean exploration of a flooded, unlit and potentially hazardous cave system requires services above and beyond a normal Phase I ESA visual reconnaissance and was noted as a deviation in the Phase I report. Findings of the Phase I ESA indicate that, because of the uncertainties associated with the cave, as well as the potential for hazardous materials to be present, the cave represents a Recognized Environmental Condition (REC) to the subject property. Adjacent or nearby sites that represent RECs to the subject property include two gasoline service stations, an automobile sales and service business, and the Bannister Federal Complex (listed on several environmental databases). The representation of these sites as potential RECs to the subject property is due to the potential for vapor encroachment via buried utility corridors and the presence of limestone caves both on the subject property as well as in the general area.

Former Use: The subject property is undeveloped and covered with tree and shrub undergrowth. The property was the former site of a limestone quarry that operated since before 1934 until approximately 1952. A large limestone cave was created and later utilized as an industrial park but it is unknown when the cave was last used. Past ownership included real estate commercial entities.
