Additional Property Attributes

Findings of the Phase I Environmental Assessment Report (ESA) report indicated that the subject property is a vacant residential parcel. Foundations and building debris may be buried on site. Recognized Environmental Conditions (REC) are associated with the subject property, primarily consisting of multiple historical cleaner and drycleaner sites identified in close proximity. Additionally, the possibility of a Vapor Encroachment Condition (VEC) was noted as a possibility for the subject property and was considered a REC. Completion of a Phase II ESA was recommended. The applicant, Marlborough Community Coalition, seeks to acquire and redevelop this vacant Land Bank property for use as a community garden or other public space. The project is part of the Kansas City�s Target Green Marlborough initiative to coordinate construction of green infrastructure and other improvements for community revitalization.

Former Use: The subject property is an approximate 0.31 acre grass covered vacant tract of land which was previously the location of a single story residence. The land was developed as a residential property with a single residential dwelling sometime prior to 1917. A demolition permit was issued for emergency removal in January 2008.
