Additional Property Attributes

Two steel tanks were discovered during building renovation construction when the general contractor was performing grading activities for the proposed parking lot on the northern side of the building. upon discovery of the USTs, A&M Engineering was contracted to coordinate and perform the UST removal. The two tanks were initially estimated to have a capacity of 10,000 gallons each and contain approximately 16,000 gallons of hydrocarbon impacted water and sludge. The western tank additionally appeared to have been backfilled with sand through the top manhole. A search of OCC records identified that there was no previous registration information available for the two tanks. The tanks appeared to be old railcar tankers from the 1920s. A&M Engineering worked with the OCC PST division to make sure the tanks were removed and disposed of, and the remaining pits and backfill sampled in proper industry manner. Luckily the tanks had not leaked into soil or groundwater, so removing the tanks took care of the problem. https://www.withrossgroup.com/project-2 https://www.tulsaworld.com/business/realestate/ksq-design-showcases-new-downtown-tulsa-headquarters/article_6427e9ac-dd9f-5496-90e6-8c957ebf841e.html

Former Use: The property had been a hardware store but had fallen into disrepair. So, the railcars with oil and water sludge in them were a surprise.
