Additional Property Attributes

The property address is 1559 North 9th Street, Clinton, Vermillion County, Indiana. According to information obtained from the Vermillion County GIS website, the property is identified as parcel number 83-13-10-230-001.000-002.

Former Use: The property is located in an area characterized by mixed commercial and residential land use. The property appears to have been developed for commercial land use since at least 1962 (aerial photograph). The current property building was reportedly constructed in the 1960s and based on review of city directories has been occupied by various automobile service stations since at least that time until 2002. The chain of title report identified Pierce Oil Company as the owner of the property from at least 1940 until 1983. No historical ownership information was available prior to 1939 (oldest aerial photograph). Suspect ACMs were identified throughout the property in the form of drywall, pipe wrap, textured surfaces, ceiling tile, baseboards, and associated mastics. Suspect ACMs were observed to be in fair to good condition throughout of the building. Based on the age of the property building (1960s), ACMs are likely to be present at the property. Based on the 1960s construction date of the property improvements, it is likely for LBP on painted surfaces at the property. Painted surfaces at the property were in poor to fair condition and many areas of peeling and chipping paint were noted throughout the interiors and exteriors of the building. The following recognized environmental conditions considered to represent a likely past, present, or material threat of release in, on, or at the property were identified in association with the property during the course of this study: � The property was formerly utilized as an auto service station from at least the 1960s until 2002, � The past land use as an auto service station represents a potential subsurface vapor migration source to the property and the downgradient residential properties, and � An area of staining and stressed vegetation was noted near the AST located next to the building.
