Additional Property Attributes

The Property covered approximately 0.15 acres and contained one single-story, 3,350-square foot structure located in the eastern portion of the Property. The Property was last used as the Chile Relleno restaurant and apparent single-family residence. The front, westernmost rooms appeared to be used for the kitchen, dining area, and restrooms of the restaurant. The back rooms appeared to be used for residential living rooms, bedrooms, and bathrooms. The Property was vacant and the structure was significantly vandalized and demolished. Large sections of walls, ceiling, and flooring were missing from the building interior. Building materials were strewn across the Property and it was not possible for the environmental contractor to observe extensive sections of the ground underlying the materials. There was an asphalt pavement-covered parking lot in the western portion of the Property, that was enclosed with a chain link fence that was locked to prevent unlawful entry into the structure.

Historical records were not reasonable available to COST to identify the Property use prior to 1940, but it is likely that the Property was undeveloped desert land prior to residential and commercial development on the Property and the surrounding area. The Property was graded and not further developed since at least 1940. The structure was built on the Property in 1973, and appears to have been used as a meat market from 1973 until the early 1980s. No other documentation of other uses on the Property was reasonable available to COST; however, based on COST's knowledge and a sign on the building, the Property was used as restaurant called Chile Rellenos. We did not identify any past uses on the Property that we would consider to represent a REC for the Property. COST reviewed online Pima County Assessor�s records available for the Property. Based on our review, the Kaneen & Khalil 401K Plan was identified as the current owner of the Property.
