Additional Property Attributes

The Property was unoccupied vacant land with exposed soil and gravel, and vegetation common to the Arizona desert. At the time of the site visit, there was a mobile steel storage trailer on the northern end of the property. The trailer was unlocked and was empty inside. Based on our review of historical documents, the Property was a vacant lot until it was developed with a single-family residence in 1946. It was used as a residence from 1946 to 1967. The single-family residence was removed from the Property in approximately 1967, and the Property has been otherwise vacant and undeveloped since that time. We observed scattered litter and trash on the Property including beverage containers and plastic bags. The environmental contractor did not observe stained soil, chemical containers, petroleum products, or indications of any other current occupancy or usages of the Property. Sites adjacent to the subject Property have historically been used primarily for residential purposes, although some industrial usage occurred. Residential development to the north, east, and west of the Property began in the early to mid-1950s. The properties to the south were developed into a residential property in the mid to late-1960s. A Southern Pacific railroad line is located approximately 50 feet north and northeast of the Property.
