Additional Property Attributes

COST was not provided access to the Property or allowed to interview the occupants. Therefore, our observations were made from Google Maps. The Property contained an unoccupied commercial structure and canopy, previously a service station on the southern portion of the Property and the remainder of the Property was unoccupied vacant land. The building was approximately 2,800 square feet in size. Based on our observations from Google Maps, we believe that the lack of access and occupant interviews represents a REC for the Property. Based on the environmental contractor�s review of aerial photographs, topographic maps, city directories, and other resources, the Property was undeveloped native desert land prior to 1936 until approximately 1953 when the Property was connected to sewer and most likely developed. The 1955 city directory list the Property as a service station with various names and owners, and operated until approximately 1990. The 1958 aerial photograph confirms development on the south portion of APN 119-01-035B. This structure was removed by 1967, and the current structure was constructed in 1968. The Property and structure remain vacant as of 2015. The current uses of the sites immediately adjoining the Property were apartments to the north; commercial site, previously Spanish Trail Motel and Apartments to the east; East Benson Highway and Interstate I-10 followed by Silver Saddle Steakhouse and Lazy 8 Motel to the south; and South 4th Avenue followed by El Camino Motel to the west. Based on our observations during the reconnaissance, we did not identify indications of potential RECs on the Property resulting from current activities on the adjoining sites.
