Additional Property Attributes

The Property has been vacant, undeveloped land since the early 1950s. There is a culvert located in the northwest corner that runs off the Property onto the northeast corner of the west adjoining site. In 2005, a modular office unit was placed on the northwest corner of the Property and remained on the Property until 2015 when it was removed. The Property has since been vacant and undeveloped, and imported material piles containing apparent landscape and construction and demolition debris have been placed on the site. Chain link fence borders the southern and eastern boundaries of the Property. We observed scattered litter and trash on the Property including beverage containers, plastic bags, and tires. There were also remnants of concrete pieces and circular foundation for a street light on the eastern boundaries of the Property. The environmental contractor did not observe stained soil, chemical containers, petroleum products, or indications of any other current occupancy or usages of the Property. The sites adjoining the Property have historically included Interstate 10 (I-10), commercial, and residential development. The commercial development to the north of the Property began in the early 1950s and has been used for this purpose to the present. The site to the east of the Property contained a single-family residence home and mobile homes in the early 1950s. The residential site was, redeveloped into commercial purposes in 1979 and have been used for this purpose to the present day. The site south of the Property was vacant prior to the development of I-10 in the early 1960�s. The site west of the Property was vacant up until 2000 when it was developed for commercial uses. Based on our observations during the site reconnaissance, we did not identify indications of potential RECs on the Property resulting from current activities on the adjoining sites. During the environmental contractor�s site reconnaissance, they observed several imported materials piles on the south and southwest portions of the Property. The fill piles appeared to contain of large rocks, wood chippings, mulch, and sand. Pieces of rubber and what appears to be roofing materials were apparent in one of the fill piles. The source of the material comprised in the fill piles is unknown. We consider the presence of the imported material piles to be a REC for the Property.
