Additional Property Attributes

The Property was developed with a commercial structure occupied by an operational retail furniture store, Beach Furniture and Appliances. New, used, and refurbished appliances, antique furniture and appliances, mattresses, and household accessories were sold at the store. The majority of the Property was occupied by a one-story, 15,185-square foot commercial structure. The store entrance was located at the northeast corner of the structure and was enclosed with a wrought iron fence. Two loading bays were located in the northwestern portion of the structure. Merchandise, maintenance equipment, packing materials, air compressors, and maintenance chemicals, such as paint, paint thinner, pesticides, and household cleaners were stored in the loading and storage area. A metal chain-link fence topped with barbed wire surrounded the northwestern portion of the Property with a rolling gate that allowed access to the loading bays. We observed some minor oily staining on the rollers, track, and concrete, most likely from lubrication applied to the rollers. A solid waste dumpster was placed behind the northern gate. The interior of the store was sectioned generally into four areas (north, central, south, and west). The north area included vintage and modern furniture for sale and two restrooms. The central area was used as an appliance showroom and contained the sales employees desks. The south area was unoccupied and closed to the public. COST observed likely water staining on the flooring in the south area during the site reconnaissance. The west area included dining furniture and mattresses showroom, storage area, employee break room, offices, and cashiers room.
