Additional Property Attributes

Phase II Results Two soil samples were collected from two borings located near the reported location of the UST and analyzed for Volatile Organic Compounds (VOCs) and Diesel Range Organics (DRO). Soil encountered during boring advancement consisted of fill materials, presumably from the former tank excavation. Analytical testing did not identify VOCs at concentrations at or above their respective reporting limits in the samples that were analyzed from either boring, including the duplicate sample, equipment blank, and trip blank. DRO was detected in the soil samples analyzed from each boring. VD-SB-GP02 10�-12� and the duplicate sample from the same interval (GP02 10�-12� DUP) were found to contain 150 milligrams per kilogram (mg/Kg) and 88 mg/Kg respectively. These results support the previous MPCA case closure and No Further Action subsequent to the tank removal and contaminated soil excavation. The subsurface conditions characterized during this assessment do not represent a threat to human health nor the environment, and no further assessment is recommended.

Former Use: The Property is currently identified by the St. Louis County Property Details Report as Parcel ID #(s) 010-2070-00680, 10-2070-00710, 010-2070-00730, 010-2070-00750, 010-2070-00860, 010-2070-00930, 010-2070-00950, 010-2070-00960, 010-4300-00320, 010-4300-00390 (the Property), and indicates that the Property is currently owned by the Duluth Economic Development Authority (DEDA). The approximately 2-acre Property is currently vacant and extends across Superior Street at the northern end and is bounded by the Minneapolis Oxygen Company/Gopher Welding Supply Company to the Northwest, Fastenal Company to the Southwest, West Michigan Street to the Southeast, and a currently vacant lot owned by Union Carb Industrial Gases, Inc. to the Northeast. The Property is currently vacant (i.e., no improved structures) and is covered with small trees, grass, gravel, and small amounts of wind-blown rubbish. The Property appears to have transitioned from undeveloped, to residential, to commercial uses and then became idle/vacant in approximately 2001
