Additional Property Attributes

The Property was developed with three structures. The structures located on the western and central portions of the Property consisted of approximately six, 450-square foot, single-story apartment units (five units are contained within the central structure and the sixth unit is contained within the northwest structure). COST was not provided access to the apartment units. The eastern structure was approximately 600 square feet and was used for storage by Beach Furniture and Appliances, which is located on the north adjacent site. Wrought iron gates were located along the east and west perimeters of the Property. The north perimeter of the Property was bounded by the Beach Furniture and Appliances building. A chain-link fence, topped with barbed wire, ran along the southern perimeter. COST observed oil staining, most likely from vehicle oil drips, on the concrete pad used for tenant parking. Based on our observations and experience, we believe that these stains are de minimis conditions. The northern portion of the Property appeared to be a courtyard for the apartment tenants. Three structures were apparently constructed on the Property in 1936. The easternmost structure was a commercial structure used by Muntz TV and the two other structures, located on the central and northwestern portion of the Property, were apparently used for residential purposes. In 1960, the central structure was either demolished or renovated with the current apartment structure. The easternmost building has been used primarily as a radio and television repair shop from 1936 until 1985, and as a service shop and storage facility for the adjacent Beach Furniture and Appliances retail shop from 1985 until the present. The other structures located on the Property have been used historically for multi-family residential uses.
